How we price a job, in full

Fascias, soffits and guttering are priced by the length of the eaves, but the real variable is what sits behind the old boards. Once rotten timber comes off, the rafter ends behind it are sometimes soft as well, and they need sorting before anything new is fixed to them, or the new boards fail early. Access is the next part: a single-storey run can be done from a tower, a two-storey house usually needs scaffold, and it is worth doing any roof repairs while the scaffold is up. Then there are the details: corners, downpipes, the joints where one roof meets another, and whether the bottom row of tiles needs a new eaves tray. The old boards and gutters come down and leave the site. On one job in September the new fascia and Niagara guttering went on as part of a flat roof done properly, with a three-layer felt system and lead flashing. A photo of the eaves helps us price it, and quotes are free.

Questions

Does a roof repair need building regulations approval?

Repairing or re-covering a pitched or flat roof does not normally need a building control application if less than 50 per cent of the roof, and less than 25 per cent of the whole building envelope, is affected. You will need approval if you go over those limits, make structural alterations, use a covering that behaves very differently in a fire, or use a covering that adds 15 per cent or more to the weight.
