From the front drive to the chimney, one team builds the outside of the house.

Fences, patios, drives, walls and roofs, laid on proper bases and left tidy. Every photograph here is one of our own jobs.

What moves the price

What sits under the surface, how materials get in, what has to go to the tip and the finish you choose move the price most. Quotes are free.

Kane came round to our house initially to assess the work and give a quote (two other firms we tried gave quotes only on the basis of photos I sent them).A customer on Checkatrade

How we price a job, in full

Most of what decides a price sits where you cannot see it from the road. A patio that looks like a weekend job can be sitting on clay that has to be dug out and replaced with a proper sub base, and a drive that has dropped in the middle nearly always has a failed base under it. That is exactly what we found on one block-paved drive this summer: the edging had let go, the car had pushed the blocks out of place, so every block was lifted, the old sub base dug out, the blocks laid back down and two extensions added. Access counts as well. If every slab, bag of sand and post has to come through the house or down a narrow side path, the job takes longer, and the waste has to go the same way out; our job notes end the same way time after time, with the waste cleared and recycled. Then there are materials, the biggest swing of all. A run of softwood panels on timber posts and a run of close board on concrete posts with gravel boards are not the same money, and nor are a buff riven slab and a 1200 by 600 porcelain one. So the price comes from looking at the job, and quotes are free.

Questions people ask

How many quotes should I get for building work?

Citizens Advice says to get quotes in writing rather than rely on a verbal price, and to try to get written quotes from at least 3 traders. A quote is a fixed price, while an estimate is only a rough guess and could end up costing more.

What should a builder's quote include?

Citizens Advice says a quote should give a fixed total price rather than a daily rate, a breakdown of the work and materials with separate costs, how long the price is valid, whether VAT is included, and when the price could go up.

How do I check a roofer or builder is reliable?

Citizens Advice suggests asking for 2 or 3 recent examples of similar work and the contact details of those customers, and getting in touch with them because written references are not always genuine. It advises avoiding traders who will not give references.

Do I need a written contract with a builder?

Once you tell a trader to go ahead, you have a contract even if nothing is written down. Citizens Advice says to always try to get the contract in writing before you agree to the work.
